Team Diva + Seattle University’s Capstone Project

Team Diva Real Estate has teamed up with Seattle University for a Capstone Project. We had to apply but are are super proud that Seattle University Senior Business students selected our organization to study for their senior project. For the last several weeks we have been meeting with these amazing and super smart students with each of us learning about each others processes and thoughts on small business. In the end the students will deliver to Team Diva, a full Five Year Strategic Plan and ideas to help us improve our business. Amazing!

Team Diva decided to apply to Seattle University’s Capstone Program after a Twitter statement from a fellow fabulous real estate gal, Debra Trappen, came out from Coldwell Banker’s Generation Blue conference in Las Vegas. Debra commented that a key practice of real estate broker’s is not investing any resources into research and development. Instead they copy and replicate what other brokers’ produce. It struck our Team that this is not the healthiest way to go about getting the housing industry into a better place. In addition we feel that replicating other brokers’ practices does not improve one’s own personal growth. Our goal is to constantly improve and find better real estate processes that benefits our clients and the community.

The Seattle University students are working with Team Diva specifically to research what our clients need and how we can better connect with them. At the same time, how can we reach out to new buyers and sellers in a fashion that is strategic and makes them excited to be a Diva Dweller. Through this project the Seattle University students will help Team Diva develop a five year strategic plan and improve on processes. All of this is in an effort to ensure we are always connecting with our existing fabulous Diva Dwellers and bringing our best selves to everything we do as Team Diva!

Eat Local | Il Corvo Pasta + More

Seattle is blessed with good clean resources making it easy for us to find locally made and produced food products year-round. One of our favorite Eat Local food fanatics is Chef Mike Easton. Chef Mike just recently opened  his very own lunch time spot in the Pike Place Market called Il Corvo Pasta. A signature of Chef Mike is his obsession over local Seattle grown ingredients and the time he takes crafting pure goodness. Below is an excerpt from Chef Mike’s blog. Every day he releases his special on the blog with tantalizing shots of pasta infused with just harvested local ingredients.

Ever since returning from my culinary studies in Italy years ago, I’ve had a passion for the craft of handmade pasta. I’ve always been amazed at the nuance of flour from different grains (farro, buckwheat, semolina, ect..) and the infinite textures and shapes that can be achieved with just rudimentary tools -the way they perfectly pare with seasonal ingredients and sauces, gives me my daily inspiration.

  • Delancy Seattle: Ok – We know everyone has raved about Delancy for a while but it took us some time to make the trek, wait in line and final taste local perfection. Our first bite into the preserved lemon and clam pizza was full body awakening. Its as if every sense had exploded. It made us thankful to live in Seattle!
  • Seattle Farmers Market: Get out there and create your own Eat Local dish with ingredients found at your local farmers market. Send us a photo with the recipe and we will include it on our Spring/Summer Seattle Eat Local Blog posts!

Get Your Condo Community Into Shape

Workout + Diet = Better Condo Communities

Condos have been hit especially hard by the economic downturn for a variety of reasons. In Capitol Hill we are starting to see prices climb up but we are still seeing 25% less value than at the height of the market and we have close to 7 months of inventory for 1 bedroom condos and co-ops. Looking at the entire city of Seattle we are seeing closer to a 30% drop in value. Of course this varies from neighborhood to neighborhood.

The reason for the drop in value, one could say, is that we are victim to the universal downturn in the market. But looking closely one sees a lot of conversions of old apartment buildings, shaky zero down financing, first time “investors” buying units in older buildings and a huge surge of brand new condo projects. The result is that we have an existing building with its residents left to pick up the pieces. Where should they go from here?

Closer to home our Diva Pal Tracy has been in her condo community for ten years. Everything was going along fine until about six months ago she discovered that a few owners were behind in their dues, one unit was pending foreclosure and a squatter/hoarder had taken over one of the units – which eventually was foreclosed. Yikes! Tracy quickly joined the board and together we have learned how to get your condo community into shape!

This will be just one in a series of blog Team Diva will be doing on “Getting Your Condo Community in Shape.”

Let’s start!

Step 1 – Get the Finances in Order: Every condo/co-op community should do a reserve study. A reserve study checks out what is in your financial reserves and reviews the proposed work that may need funding. An effective and well established reserve insures a healthy building. Plus, many buyers and lenders expect building to have a reserve study completed.

Step 2 – Adjust Your Home Owners Dues: Just like the national conversation about raising taxes versus investing in your infrastructure we all need to look closer to home to see what is going on with our most important asset- our home. Historically everyone wants to keep one’s dues as low as possible. The problem is that the community suddenly does not have finances to deal with pending or emerging issues in the building. Or even worse – your reserves are so low it makes the building hard to lend on. Find the right balance between maintaining and adding to your reserves without financially strapping the home owners.

Step 3 – Fix Whats Wrong: Many buyers will walk away from a building if there is any hint of an assessment or work piled up with no plan on dealing with it in the near future. Everyone wants the sense of security. Make sure you are working closely with your management company and dealing with any major issues. Do not sweat the small stuff but the big things like roofs, window, etc. should have a plan and schedule for the work.

Step 4 – Make Your Condo Lendable: Condo financing is one of the hardest things to come by. The high number of foreclosures in condos in California and Florida has scared away many financial institutions from lending on a condos. The result is that the majority of lenders require a minimum of 5% down, acceptable home owner dues and proof of a healthy financial community. Step 5 – Deal with Delinquent Home Owner Dues: Some home owners are in a tough financial situation. Others are just lazy and do not take Home Owner Dues seriously. There are a couple of things you can do. Work with those who are delinquent to set them up on a payment plan. For everyone else set them up an auto withdrawal plan with the bank or management company. Folks still behind and do not want to deal with the HOAs? As soon as possible put them into collections. Its tough but you have to protect the entire community.

Step 6 – Get a Flexible Pet Policy: Studies show that people are happier when they own pets. There are lots of buildings out there with ridiculous pet policies. For instance: no birds, no cats, 15 pound dogs only, no dogs and no cats. Yikes! Go with the standard: Two pets who are less than 50 pounds and exceptions with “Board Approval”. It opens your community up to more buyers. And as we know buyers are gold right now!

Step 7 – Help Your Neighbors – Sell at a Loss (Short Sale) vs. Foreclosure: We only have each other in this universe and we are all sharing in the investment of a building. Work with your co-owners to help them avoid having a unit go into foreclosure. Maybe being more flexible on the rental policy on a case by case basis or suggesting they talk to a lawyer about a short sale would be better options. It is much better for the community to take the hit from a value standpoint than have to deal with a bank taking over a unit. Our pal Tracy recently discovered that once the bank forecloses on a unit in a building – they are only required to pay up to 6 months back HOA dues. If the owner owes more than 6 months – the HOA my be forced to take that loss. If one sells their home in a Short Sale one can better retain value on the unit and the HOA may have a better chance of getting most of the back dues paid.

Step 8 – Know what is in your Home Owners Association Bylaws: Many new buildings received complete control of their home owners associations only after the builder has sold all of the units. What many buildings are finding is that their bylaws are completely written in favor of the developer in detriment to the home owners. Get to know the bylaws and organize your building to make sure you are in the know on how to make changes that positively impacts the well being of your community.

Step 9 – Condos & Litigation: Many building have legitimate reasons to go after a developer; poor work, unfinished work, unpaid bills and possible other serious issues. If your HOA would like to talk to a lawyer for a potential issue – let us know. We have numerous resources we can refer to you. This is a tough issue since litigation can be a death sentence for a building. Most lenders will not touch a building that has a lawsuit in process. This could decreases home values and further creates a negative situation for home owners. Lots of HOAs are being solicited by lawyers to take their developers to task over potential issues before the clock runs out on their ability to sue. Make sure to get a second opinion and that the issues are worth it. In many cases a suit may be the best and only option but not always.

Final Step: Get to know your neighbors. These are tough times and we are all in this together. Create opportunities to hold community picnics and other soirees to meet and mingle with your neighbors. Condo communities that work together have a stronger association and a healthier building. This will improve the value of the entire building and the ability to sell your home down the road.

Diva Hood: Columbia City Spotlight

Folks often ask Team Diva what we think the next up and coming hood will be. The most common question is “Where should I invest now for profit later?” We say – “Well my magic 8 ball says North Beacon Hill, Central Area maybe Greenwood.” You get the point. Not an easy answer to pick out of the hat. But when folks say “What about Columbia City?” our typical response is “Well – that hood is already arrived!”

Columbia City is located in Southeast Seattle and in a short period of time has become the destination spot for those who live in Rainier Valley and beyond. I, Diva Chavi, moved from Capitol Hill to Columbia City in 1997. At the time Geraldine’s Counter was a Pentecostal Church, Jones BBQ was a lean-to on Martin Luther King Jr Way (MLK) with sassy gals serving fine BBQ and the only restaurant we all went to was an Ethiopian spot and a Tea Shop. The happening spot was Maxims (still there). At night we could hear gun shots coming from the slum-like post war housing on MLK where now the lovely new community of Rainier Vista resides. Regardless, it was an awesome time to arrive in this hood in Seattle. The diversity was refreshing and, for the most part, there were no “us vs them” issues that often occur when an older neighborhood becomes gentrified . Even today, that sense of “we all belong here” is what makes folks flock to this hood.

Bobs Quality Meet & Gather

Columbia City truly has arrived. It is regularly picked as a top neighborhood by Seattle Magazine and Seattle Metropolitan for the same reasons the Divas love this hood. The combination of foodie perfection, cultural and economic diversity, coupled with a super charged and organized community presence makes it a great place to live. For instance, we heard a really heart warming story about the local elementary school. Many young couples bought homes in the up and coming neighborhoods like Columbia City in the early 2000s . Lots of those folks now have kids who are school age. They love the hood but are little dismayed by the local elementary school. Instead of abandoning the school and moving, they have decided to organize, join the PTA and do what they can to improve their local community. It is that spirit that makes this hood awesome!

Empire Espresso on Edmonds

How to Eat Your Way Through this Hood: Join us Divas as we eat and shop our way though this hood. We start our day in Columbia City by stopping in at Empire Espresso. The fellas at Empire greet all of our Diva Dwellers as if we are family. Often we meet a lot of our first time home buyers at Empire. The baristas make them feel at home and you get an instant feel for the neighborhood at this fabulous spot on Edmonds. Next…

Columbia City Farmers Market: Runs from April through October. Local Columbia City restaurant chefs buy from the market for their weekly menus. Great music, great food and fresh produce make this a fun weekly meet & great spot for friends & neighbors.

The Columbia City Bakery was showcased in New York Times article about traveling to Seattle. Who doesn’t love fresh backed bread.

Bob’s Quality Meats: How I love thee. Bob and his wife run this family owned shop. I have bought everything from their smoked hams to chicken livers for pate to our Thanksgiving turkey. Plus, have fresh goat as well, for the more adventurous.

Verve Wine Bar: Oh, the meals I have enjoyed here. Bone marrow, blasted brussel sprouts, lemon tarts, lamb stew just to name a few. Just when we Divas felt they had hit the pinnacle – they introduced brunch with their very own Dungeness Crabcake Benedict & Porkbelly Benedict.  All of this paired with wine selected by Diva Pal and Verve owner Kate makes stopping here a must!

La Medusa: This was one of the first restaurants to arrive in Columbia City and get recognition. It was at La Medusa where I first tasted fresh grilled octopus that did not taste like rubber. It was not until I had traveled to Barcelona did I fully appreciate what La Medusa was accomplishing in their humble little spot.

Geraldine’s Counter: We have known the folks from Geraldine’s Counter for awhile through their sister restaurant at Table 219. Geraldine’s brought brunch to the Hood. Now you can’t swing your purse on a Saturday morning without knocking into someone who is waiting for a outside Geraldine’s for a table.

Tutta Bella: These folks were one of the first to bring Neapolitan wood fired pizza to Seattle. We often stop by to pick up a pie and salad after a long work day. And sometimes we take a “to go” bottle of wine as well!

Island Soul: Eating here wakes up your taste buds to a combination of super fresh flavors & spicy island goodness. On occasion they are a tad slow but it is always worth the wait.

Spice Room: These new comers to the Columbia City create exceptional Thai food. One of my fav food blogs WTPho did the best iPhone review of this restaurant. More after the jump->

The big news this month is the release of a very lovely album by Diva Pal Miz Wonder Russell. In our fair Team Diva opinion, Wonder is an all around uber talented gal. We patiently wait to be part of her entourage – cause this girl is going to make it big! When Wonder is not singing on her recently released album “Secret Rooms” that she composed with Joe Varela, she is out filming, acting, dancing, producing, etc. Almost everyone knows her film work. The film above is Miz Russell’s short film Connect To that is currently in film festival circulation. This weekend alone there are too many awesome events to not just flip for. Let’s start off with Barnstorm produced by Diva Pal Josh Windsor, opening tonight and running through the weekend. Shop Local cohort Retail Therapy is celebrating their anniversary with a Cinco de Mayo party tonight, and is joined by neighbor Emerson Salon. Friday night brings us Open House at the Henry. Saturday I think we might dip back to Barnstorm ’cause it changes every night.

On that note let’s chat about Barnstorm. Team Diva Real Estate has eagerly watched it take shape these past couple of months. They took over an abandoned retail space in downtown Seattle and built a temporary Best Club Seattle Will Ever See. There are a couple of reason why we love this. First being – we love performance art. Second is that its about time someone starting doing something we these empty spaces. Create art + Bring People = Better Home Values. Diva Dweller Spotlight: Alex, Jon, Tilia + Cheech

Tilia and Cheech Snuggled Together

Team Diva Real Estate has been very lucky over the years to to be invited into people’s lives right when they are starting a new phase in life. We have watched young couples fall in love, become Diva Dwellers, have a baby or two, get a dog, plant a garden and all of the other yummy life milestones. It is truly a blessing to have this incredible experience with so many couples as we all move forward in our own lives.

The Allred’s are exactly this type of  Diva Wall of Famers. Alex and Jon have been in the Diva family since forever – OK – maybe since 2001. Diva Kim helped them find their first home in the Central District. At the time Alex worked at Archie McPhees/Accutraments and later joined 826-Seattle (a Team Diva Community Partner). We spent many magical evenings dining with each other and swapping wine stories. We were guests at their wedding and celebrated fully at the arrival of their daughter Tilia. Just recently we were there when Cheech joined the Allred circle. We have been lucky enough to be introduced to the pals of this magical couple, all of which we consider to be in the Diva Dweller family.

How did you meet the Divas? We were referred by a loan officer and our closest friends simultaneously!

What type of home did you purchase? A late 1800′s farmhouse with a kick-ass sense of humor

What was your first “OMG” house moment? When we saw the house for the first time.  We walked in and Alex burst into tears so we knew it was the right house

What is your greatest home extravagance? The fridge!  It’s freaking amazing. One word: Express defrost/chill drawer!

What is in your junk drawer? Mostly menus from places that don’t deliver to our ‘hood anymore. But also a dainty screwdriver/hammer combo, silicon roasting ties, a potato masher and 49 pens.

Would you rather:

What is your favorite local organization/non-profit? Alex works for 826-Seattle and Jon works at Fred Hutch Cancer Research Center so we are a very non-profit centric household!

What do you love the most about your house? Its personality!  The fireplace we installed!  The garden that our friend and Diva Dweller Adam tends for us! The weeping willow in front! What’s not to love?
